The details
behind your comfort.
A clear place to review rental coverage, buyout options and payment details before choosing your equipment or service.
Equipment rentals
The rental program is being prepared for launch. Advertised starting prices are monthly amounts in Canadian dollars, plus 13% HST, for the equipment described with standard installation. Your written quote confirms equipment suitability, the model and size, installation scope, any additional work and your starting rental rate.
What is included?
Your rental includes the equipment, standard installation, scheduled maintenance and covered repairs for normal wear, including parts and labour. The standard package has no upfront equipment payment. Additional site work is quoted separately.
Who owns the equipment?
Ottawa Comfort retains ownership throughout the rental. Monthly rental payments do not build ownership or automatically turn the rental into a purchase.
How long does the rental continue?
The rental begins after installation and commissioning and continues for the equipment’s useful life, unless ended earlier under the agreement. There is no fixed expiry at 10 or 15 years. Useful life ends when Ottawa Comfort reasonably determines that further repair is no longer economical, considering the equipment’s age, repair cost and condition, and notifies you.
Can I buy the equipment?
Yes. HVAC equipment can be purchased using the age-based schedule below. The buyout is a percentage of the original total installed cost recorded in your agreement, plus HST. Rental payments already made do not reduce that scheduled amount. After the buyout is paid, rent and rental service coverage end; you own the equipment and arrange its ongoing maintenance and repairs.
Can the monthly rate change?
The monthly rate may increase each January 1 by up to the annual increase in Ontario CPI plus 2 percentage points. The CPI measure uses the September-to-September change published by Statistics Canada in October. We provide at least 30 days’ notice, subject to applicable law.
What happens when I sell my home?
Let us know before the sale so we can help arrange the transfer. The buyer must be told about the rented equipment and agree to assume the rental, subject to Ottawa Comfort’s approval. Your responsibilities continue until the transfer is completed or the rental is otherwise settled under the agreement.
What happens at the end of the equipment’s useful life?
Rent and covered service end for equipment that has reached its documented end of useful life, without an equipment buyout charge. Any requested disconnection or removal is quoted under the disclosed fee limits in your agreement. Replacement equipment requires a new quote and agreement.
How is maintenance scheduled?
Furnace and AC preventive maintenance is generally every two years. Heat-pump service is annual, or sooner if the manufacturer requires it. Water-heater, water-treatment and generator schedules are set out for the selected equipment. Rental maintenance is separate from our annual maintenance plans for customer-owned systems.
What is outside the coverage?
Fuel, electricity, furnace filters and damage caused by misuse are excluded. Salt is included only within an optional Salt Care allowance. Your agreement identifies the covered equipment and full exclusions. For urgent HVAC needs, call our 24/7 service line; response arrangements depend on availability and coverage.
What is outside standard installation?
Service upgrades, propane conversions, long or concealed runs, trenching, structural work, major duct changes, asbestos remediation, well repairs and previous-provider rental buyouts are outside the standard packages. We explain any additional work and agree on pricing in writing before proceeding.
HVAC buyout schedule
This schedule applies to furnace, air-conditioner and heat-pump rentals, including the HVAC equipment in combined packages. The percentage is applied to the original total installed cost shown in your agreement; HST is additional.
| Age since installation | % of original installed cost |
|---|---|
| Less than 1 year | 100% |
| 1 to less than 2 years | 98% |
| 2 to less than 3 years | 96% |
| 3 to less than 4 years | 92% |
| 4 to less than 5 years | 89% |
| 5 to less than 6 years | 86% |
| 6 to less than 7 years | 83% |
| 7 to less than 8 years | 79% |
| 8 to less than 9 years | 74% |
| 9 to less than 10 years | 68% |
| 10 to less than 11 years | 61% |
| 11 to less than 12 years | 53% |
| 12 to less than 13 years | 43% |
| 13 to less than 14 years | 31% |
| 14 to less than 15 years | 15% |
| 15 years or older | 5% |
Example: equipment with an original installed cost of $10,000 has a buyout price of $6,100 plus HST when it is 10 to less than 11 years old. This is separate from rental payments already made.
Water heaters, water treatment and generators have equipment-specific buyout terms supplied with their agreements. The HVAC percentage schedule above does not apply to those products.
Heat pump rebates
Government rebates are separate from Ottawa Comfort’s prices and agreements. Your eligibility and rebate amount are determined by the program administrator. Ontario’s heat-pump stream requires eligible equipment, a participating contractor and pre-installation approval; it generally supports a first heat-pump installation rather than replacement of an existing heat pump. Purchase and rental incentives differ.
For the federal retroactivity period starting November 1, 2026, check the eligible AHRI equipment combination, whole-home sizing, ownership and prior-funding rules. Keep the required detailed receipts. Applications open in early 2027; rebates are not guaranteed before approval. Federal rental eligibility remains to be confirmed.
Combined incentives must meet each program’s eligibility and funding limits. Energy savings vary with the home, installation, weather, usage and energy prices. Review the current Ontario requirements and federal requirements before proceeding.
Proposed financing
The proposed program provides 12 months without payments or accruing interest, followed by 120 monthly payments at 15.99% fixed annual interest calculated monthly from month 13. The total schedule is 132 months. This program remains subject to launch, credit approval, eligibility and a written agreement. Your agreement discloses taxes, fees, payment amounts, total repayment and cost of borrowing.
Proposed prepaid-card incentives
The $500 offer is for the qualifying Comfort furnace rentals starting at $86/month + HST. The $1,000 total offer is for the qualifying furnace + AC rentals starting at $157/month + HST. Offers do not stack. Card issuer, delivery, offer dates and final eligibility are being finalized. See proposed offer details.
Salt Care
Salt Care and Salt Care Plus are monthly services with four scheduled visits per 12 months of active service and defined salt allowances. They are not unlimited salt, repair or emergency-callout plans. Route, address and access availability apply. Extra work requires separate authorization.
Maintenance & service
Annual maintenance is $149.99 for a furnace or air conditioner, or $249.99 for both, plus HST. Each plan includes one scheduled tune-up per covered system during a 12-month period.
Monthly payments spread the same annual price over 12 instalments: 11 payments of $12.50 followed by $12.49 for one system, or 11 payments of $20.83 followed by $20.86 for the combined plan, plus HST on each payment.
Repairs, replacement parts and emergency callouts are quoted separately. Diagnostic visits are $150 plus HST during regular service hours, or $225 plus HST outside regular hours and on weekends. Diagnostic fees are separate from repair costs. Equipment, service arrangements and payment details are confirmed when booking.
